Shreveport Rental AC Checklist

In an Ark-La-Tex summer, a broken AC in a rental is more than an inconvenience. Older systems in rental homes work hard from April to October, and tenants notice the first signs of trouble. Share this list so they know what to report and when.

Report within a few days

• The AC runs constantly but the house stays warm in the afternoon
• A back bedroom that never cools
• A dirty filter or one that has not been changed
• The air feels damp or smells musty
• The outdoor unit is buried in leaves or grass

Report right away

• Warm air from the vents on a hot day
• Ice on the copper lines or indoor unit
• Water dripping from a ceiling or closet
• A burning smell or loud grinding noise
• No heat during a cold snap

Tenant basics

1. Keep vents clear and doors to closed rooms open
2. Change or report the filter monthly in summer
3. Keep the outdoor unit clear
4. Don't set the thermostat very low; it won't cool faster

Summer heat

For property managers

Long, hot summers mean AC problems get worse quickly. A small refrigerant leak or a clogged drain in May can become a failed system or a stained ceiling by July, so early reports save time and money.

Tenants in older rentals sometimes use window units alongside central air; those need clean filters and secure mounting too.
